Q. What is required to sign a lease agreement contract?
To sign a lease agreement contract, the following is required:
- Residential ID Copy
- Passport Copy
- Contact Details for 1 Year Lease Agreement
- 12 Postdated Checks
- 1 Security Deposit Check
Q. Why do I need to submit 12 Postdated Checks and a Security Deposit?
The 12 Postdated Checks are for the monthly rental payments that will be due every month. This serves as a convenience so the tenant doesn’t have to come to the office every month to make a payment. The Security Deposit is refundable and is collected in advanced to cover any loss or damages that are made to the unit.
Q. What is the difference between unfurnished, semi furnished and fully furnished housing units?
- Unfurnished: Air-conditioning only
- Semi furnished: Kitchen is equipped with appliances
- Fully furnished: Kitchen is equipped with appliances; furniture is provided in the bedrooms, living areas and dining areas.
Q. Do you charge any fees for maintenance?
No, maintenance services are included in the rental contract excluding direct damages caused by the tenant.
Q. Do you charge for any facilities such as swimming pool, gym or using the clubhouse?
All properties that have facilities will be included in the contract except for the multi-purpose hall (which can be rented for a fee).
Q. Do you charge any fees for security and pest control?
No, security and pest control is included in the rental agreement contract.
Q. Are the electricity, water, housekeeping and internet charges included in the contract?
The tenant is responsible for all costs; however there are some cases
where these services are included in the rental contract for an additional cost.
Q. Is it possible to move from one
property to another within Al Asmakh before the expiry date of the lease
agreement contact?
Yes, all you have to do is sign for a new lease agreement contract for an
additional year.
Q. Can I purchase property in Qatar?
Yes, anyone can purchase property in Qatar. There are 18 areas allocated
by the government.

Q. Will I be able to register the
property under my name? Will I have residency if I purchase property in Qatar?
After you purchase the property the buyer will have to register it and
then a property deed will be issued under the buyer’s name. The buyer will have
a resident visa after the property deed is issued in the buyer’s name and after
approval from the government.

Law no. 13 of 2011 regulating the Practice of Real Estate Brokerage in
Qatar passed and signed by HH the Heir Apparent Sheikh Tamim
Bin Hamad Al-Thani on Tuesday, 26/7/2011 with immediate effect.
Few of the new regulations and restrictions for everyone’s kind information.
- The law stipulates fines up to QAR 50,000/- for
practicing the real estate brokerage without a license/ permit or for other
violations against the restrictions and regulations stated on the Legislation
(Law No 13of 2011) for selling/ renting property.
- All employees of Real Estate Brokerage Company will be
issued identity cards by the Ministry of Business and Trade or they will not be
permitted to operate in the field esp. selling of property. Violators will be
fined accordingly.
- Brokers, licensed individuals or firms cannot undertake
the business of brokerage or advertise in any way from the sale or purchase or
lease of real estate property unless it meets the following documents:

- The authorization from the owner of the property to sell/ lease the property that clearly mentions the:
- A certificate of the detailed description of the property e.g. exact Location
- Include the minimum and maximum sale price, purchase or rental value of property
- Copy of the title of property/ Property Deed
- Layout of the property
- ID copy of owner of Property
- Planned survey approved by the department at the Ministry of Municipality and Urban Planning
- Certificate from Registration Department for properties esp. selling property clearly stating of no limitations to deal with the property for rent/ sale
- Certificate from Planning Authority (Ministry of Municipality and Urban Planning) clearly stating that the property for sale, purchase, and lease has no penalty
- In case of a mortgaged property, the owner must provide a certificate (NOC) from the bank/ financing firm
- For advertisement/ marketing of property

- Must include very accurate details/ description of the property
- Should include the exact location, area, detailed specifications & other pertinent details of the property
- Real Estate broker to comply with the following:

- Maintain confidentiality of all transactions between the
owner and individual only if authorized by the owner
- Keep record book stamped from the Registration Dept
(Government authority) and to be presented to Authorized dept for auditing
purposes
- Record book, documents and correspondence relating to
the business of real estate brokerage esp. for sold properties should be kept
and stored for five (5) years for auditing purposes
- In case of loss or damage to any of the books or
documents to inform the Authorized dept immediately
- All offices and real estate brokerage companies shall
adjust their positions in accordance with its provisions and within a maximum
period of six months from its effective date to comply with the stipulations of
the new law
